Retail roofing is a scheduling problem with a membrane attached

A retail roof is rarely one roof. It is a series of tenant areas with different ages, different previous contractors and different patches, under one continuous membrane that nobody has a complete drawing of.

What is specific about retail

  • Tenant fit-outs punch holes in roofs. Every new tenant brings new rooftop units, new conduit and new penetrations, often installed by trades who are not roofers and do not flash what they cut.
  • Parapets and coping are the leak source, far more often than the field. Water gets in at the top of the wall and appears inside as a leak nobody can trace on the roof plane.
  • Rooftop units sit over somebody's stock. Condensate lines, pans and curbs are a constant source of water entry that has nothing to do with the roof membrane.
  • Interior protection matters more than usual. Stock that gets wet is a loss that is visible immediately and that a tenant will attribute to the roof work whether or not it came from there.
  • Access is through a tenant space. That is a scheduling and liability question and it belongs in the plan.

Making the leak conversation productive

  1. Map the leak to the unit, not just the building

    A stain in unit 6 near the demising wall is a very different search from one in the middle of unit 3. Precision here saves hours on the roof.

  2. Check the parapet and the units first

    On a strip center, those two account for most of what gets reported as a roof leak.

  3. Establish the lease position early

    Who authorizes the repair, who pays, and what the tenant's remedy is for damaged stock. This is the part that delays repairs, not the roofing.

  4. Record it by area

    A center with a documented history per unit is a center where the next leak takes an hour rather than a day.

On a multi-tenant roof, a maintenance program is worth more than on almost any other building type, because the roof is being modified continuously by people who are not thinking about it as a roof.

Can you work overnight?

For some scopes yes, and for retail it is often the practical answer. Some work is not suitable for night operation, particularly anything requiring flame or generating odor that will still be present at opening.

Who is responsible for a tenant's damaged inventory?

That is a lease question rather than a roofing one. What we can do is document what happened, where the water came from, and when, which is what both sides need.

The roof has been patched by four different contractors. Does that matter?

It matters for compatibility — patches in incompatible materials fail at their edges — and it matters for warranty. A survey that maps what is actually up there is usually the first useful step.

Can sections be replaced as tenants turn over?

Yes, and phasing by tenant area is a legitimate strategy. The transitions between old and new sections need detailing deliberately, because that is where the next leak will otherwise be.
