TPO
TPO: the default, and the reasons it usually deserves to be
TPO is a thermoplastic single-ply membrane, usually white, with hot-air welded seams. It became the default on commercial flat roofs because it combines a welded seam with a reflective surface, and on a large, simple roof that combination is hard to argue with.
How it goes on
- Mechanically attached
- Fastened through the membrane into the deck along seam lines, with the next sheet welded over the fasteners. The most economical method and the one most often used on large warehouse roofs. It flutters visibly in wind, which is normal but makes correct fastener pattern and perimeter detail essential.
- Fully adhered
- Bonded across its whole area to the cover board. Smoother, quieter, better in high-wind zones and on visible roofs, and more work.
- Induction welded
- Fastener plates bonded to the underside of the membrane through the sheet with an induction tool, so the field is held down without seam-line fasteners. A middle path that performs well in wind.
- Thickness
- Membrane is specified in mils. Thicker membrane buys puncture resistance and weathering life, and on a roof with real foot traffic that is money well spent.
Where TPO belongs
- Large, relatively simple roofs — warehouse, distribution, big-box retail — where the field is mostly uninterrupted and the economics of a mechanically attached system are strongest.
- Buildings where summer cooling load matters, because the reflective surface measurably reduces the heat the roof delivers into the building.
- Roofs with a lot of penetrations, because flashing a curb or a pipe in a weldable membrane is a clean, testable detail rather than a mastic-and-hope one.
- Re-covers over a sound existing roof, with a cover board, where tearing off cannot be justified and the existing assembly is genuinely dry.
Where it is the wrong answer

What separates a good TPO job from a bad one
The substrate is dry and sound
Core cuts before the specification is written. A new membrane over wet insulation is a guaranteed early failure and it is invisible for years.
Attachment is zoned
Field, perimeter and corner get different fastening densities because uplift is not uniform. A roof fastened as if it were one zone fails at the corners first.
Seams are welded and probed
Welds are checked along their length with a probe. It is a five-minute habit that catches the cold weld that would otherwise be found by a tenant.
Details are flashed, not caulked
Curbs, pipes, drains and transitions get made from membrane and welded. Sealant is a finishing material at terminations, not a waterproofing method.
Edge metal is specified properly
The perimeter edge is the most wind-critical part of a low-slope roof, and it is a specified component rather than an afterthought.
Ask any commercial bid two questions: what the fastening pattern is at the corners, and how the seams will be checked. The answers separate a crew that details roofs from a crew that rolls membrane.

Service life depends on membrane thickness, attachment, the quality of the detailing and how much traffic and ponding it lives with. The variation between a well-detailed thick membrane on a drained roof and a thin one on a ponding roof is larger than the difference between membrane types.
Can TPO go over the existing roof?
Often, with a cover board, provided the existing assembly is dry, the deck is sound and the local code allows the layer count. All three need establishing rather than assuming.
Does the white membrane get dirty?
Yes, and reflectivity drops over the first few years before stabilizing. Periodic cleaning recovers some of it. It stays substantially more reflective than a dark roof.
Is a thicker membrane worth it?
On a roof with rooftop units that get serviced, yes — most punctures come from people and tools, not weather. On an untrafficked roof the argument is weaker and it becomes a question of expected service life.
