How long a roof lasts, and what actually ends it
Every manufacturer publishes a service life and every roof in this market gets a different one. The published figure assumes correct installation, adequate ventilation and average exposure, and a roof in Cincinnati is unlikely to have all three.
Service life by material
These are working ranges for this climate rather than warranty terms. A warranty is a document about defects; a service life is an observation about roofs.

The interesting pattern in that table is that almost nothing fails in the middle of the field. Roofs die at their edges, their penetrations and their joints — which is exactly where a cheap installation saves its money.
The four things that shorten a roof in this market
- Wind exposure
- NOAA recorded 304 damaging-wind events across the seven counties between 2021 and 2026. A roof does not have to lose shingles to be aged by wind: repeated lifting breaks the sealant bond, and an unsealed course is a course that flaps every time it blows for the rest of its life.
- Freeze-thaw
- Water gets into a hairline crack, freezes, expands, and the crack gets bigger. The Ohio Valley does that dozens of times a winter. It is the reason a roof here ages faster than the same roof three hundred miles south.
- Attic heat
- A roof over an unventilated attic bakes from underneath all summer. The asphalt loses its volatiles faster, the mat gets brittle earlier, and the shingles crack years before they should. Attic ventilation is the cheapest life extension available on an existing roof.
- Installation
- Nails driven high, above the nail line, hold nothing. Missing starter course leaves the first row unsealed. Reused flashing leaks at the joint. None of it shows on day one and all of it decides year twelve.
Why two identical roofs age differently
- Orientation. South and west slopes take far more ultraviolet and heat than north and east ones. It is normal for one slope of a roof to look ten years older than the other, and it is not a defect.
- Shelter. A house tucked behind mature trees and other houses sees less wind than an exposed hillside elevation in Mt. Adams, Price Hill or Fort Thomas.
- Tree canopy. Shade slows ultraviolet aging and speeds up moss, debris and gutter blockage. It trades one problem for another rather than solving anything.
- Complexity. A simple gable has few places to fail. A cut-up roof with dormers, valleys and six penetrations has many, and its effective service life is set by the worst detail on it.
- What is underneath. A roof over a deck that was already marginal, or laid over an existing layer, starts with less life in it than the material suggests.
How to tell where yours is
Counting years gives you an expectation. Looking gives you an answer. The three places to look are the gutter, the slope and the attic, and the signs you need a new roof article works through each of them in order.
Find out when it was installed
A permit record, the closing paperwork from when you bought the house, or a previous owner. If nobody knows, the layer count and the condition of the flashings usually put it within about five years.
Look at the edges, not the middle
The eaves, the rakes and the ridge age first because that is where wind works. A field that looks fine above lifted edge courses is a roof in its last phase, not a roof in good condition.
Check whether it is still sealed
Shingles bond to each other with an adhesive strip that reactivates in the heat. On an old or repeatedly lifted roof that bond is gone, and the tabs move in a gust. This is the single most useful thing an inspection establishes.
Go into the attic
Daylight at the deck seams is expected; daylight at nail holes, staining on the sheathing, rusted nail points and compressed insulation at the eaves are not.
A roof that is nearing the end of its service life is a planning problem, not an emergency. The mistake is finding out about it in February, from the ceiling.

It might be. From the street you can see roughly a third of the things that matter and none of the ones that matter most, which are the sealant bond, the nailing and the flashings. An 18-year-old architectural roof with sound edges and good ventilation can have years left; the same roof with lifted edge courses does not.
Does a 30-year shingle last 30 years?
The number in the product name is a warranty term, not a forecast. It describes what the manufacturer will do about a manufacturing defect, on a prorated basis, under specific conditions including correct ventilation and installation. Service life is what the roof actually does on your house.
Will a new roof last longer than the old one did?
It should, if the reasons the old one aged are dealt with at the same time — ventilation in particular, and edge metal. A new roof installed over the same blocked soffits will age on the same schedule as the last one.
Does a metal roof make sense here?
It can, particularly on low-slope sections and on exposed elevations where wind is the main threat. It is a longer-lived and more expensive assembly with different maintenance, and it is covered on the metal roofing page.
